MANAGEMENT IS THE KEY TO APARTMENT LIVING!City centre apartment living is no longer the phenomenon it once was, however, finding a residential development that provides a management service with which you are happy seems to be the exception rather than the rule!A city centre skyline filled with tower cranes signifies the rebirth of many inner city areas, which can bring with it new or revived social and economic benefits. Nottingham is no exception, but with so many apartments and locations to choose from, how do you decide which is best? Just imagine … you’ve found the perfect pad! It’s in a great location, the living space is fantastic and it provides the lifestyle you’ve always wanted. You move in and for the next couple of weeks everything is rosy, until … you wake one morning and the lift is out of order! You place a call requesting that the lift be fixed and you’re assured that it will be done in the next 24 hours or so. Okay, so that’s not too bad, walking the 4 flights of stairs for the next day won’t be too hard and it will give you that exercise you’ve been promising yourself. A few days later, the lift still isn’t working - what did you expect? Sound familiar? Directors of Southreef Properties Limited, developers of Southreef, a new mixed-use city centre development in Nottingham, were interested to find out residents’ views on the management service they received, so they initiated a survey to see whether residential and estate management is a ‘real’ issue. Southreef Properties asked students studying for an MBA at the Nottingham University Business School to undertake a survey, which formed part of a larger management project. The survey was sent to residents living in apartment developments in the NG1 postcode and respondents were entered into a prize draw. The winner of the £250 cash prize is Victoria Stevenson who has lived in the city’s historic Lace Market for the past 3 years. Victoria, who also works in the city, said: “I viewed several apartments before finding the right place. My decision was based not only on the style of the apartment, but how the communal areas were maintained. It was definitely part of the decision-making process.” Andrea Richardson, Sales and Marketing Director of Southreef Properties Limited, who has worked for several years on city centre residential developments, is aware that some standards in management leaves a lot to be desired. She commented: “We undertook the survey to see whether our views at Southreef were correct. We can’t wait to find out the results.” “We are aware that a good on-site management service is a key component to successful apartment living; we believe it also helps in sustaining apartment values – the management sets the standard for the whole development. Some developments do suffer from poor management – when this is the case, they appear tired and unloved. At Southreef we are striving for excellence, we want our residents to be proud not just of their apartment but the development as a whole.” With so many apartment developments in the city, Southreef believe that the management service will be one of the key aspects that will influence purchasers when making a decision on which apartment to buy in the future. Southreef will be launched later this year when a selection of waterside apartments, from studios to 3-bed duplexes, will be released.
